What we do

Every kind of cleanout, one crew

Same dumpster, same sorting, same flat-rate quote. Whether it's one garage or a hoarded three-bedroom, the process doesn't change — only the size of the box and the number of days.

Estate cleanouts

Executor paperwork is stressful enough. We clear the house around what the family is keeping, set aside documents and valuables, and give you a written list of what went to donation.

Eviction & foreclosure trash-outs

Volume work for property managers: same-week scheduling, photo documentation before and after, and invoicing on terms if you're a repeat client.

Hoarding cleanup

Slow, private and judgement-free. We work room by room, keep the pathways clear, and never toss anything the occupant wants held back.

Junk removal

Garages, basements, attics and whole houses. Flat rates by volume, so a fast job doesn't cost you more than a slow one.

Furniture & appliance removal

Couches, mattresses, fridges, treadmills, pianos. We handle the stairs and the doorways, and we tell you up front which appliances need the refrigerant pulled before they can go in the box.

Light demolition

Sheds, decks, fences, hot tubs, carpet and built-ins — torn out and cleared the same day, debris in the box and included in the price.

Straight answers

What we take — and what we can't

Knowing the rules is most of this business. If something on the right is in the house, tell us up front and we'll tell you who to call.

Yes, we take

  • Furniture, mattresses and box springs*
  • Appliances — fridges, freezers, washers, dryers*
  • Clothing, linens, kitchenware, decor
  • Tools, lawn equipment, bikes, exercise gear
  • Electronics and e-waste — recycled, never landfilled
  • Books, paperwork, photo albums (we ask before those go)
  • Carpet, lumber, drywall, construction debris
  • Scrap metal — sorted and recycled, not dumped
  • Yard waste, bagged leaves, fencing, pallets

*Some items carry a small recycling or refrigerant surcharge. It's always in the quote, never a surprise on the day.

We can't take

  • Paint, solvents, thinners and household chemicals
  • Motor oil, antifreeze, fuel and propane tanks
  • Asbestos, lead-paint debris and contaminated materials
  • Medical waste, needles and sharps
  • Tires — banned from Indiana landfills
  • Lithium and rechargeable batteries
  • Liquids of any kind

Every item here is refused at the transfer station, or needs a separate permit, container or recycler. It's Indiana's rule, not ours. We'll flag it on the quote call and tell you where it goes instead.

The process

Four steps, one visit

  1. 01

    Send photos

Three or four phone photos per room, plus a rough address or ZIP. That's all we need to price it.

  2. 02

    Get a flat quote

One number covering labor, the dumpster, disposal fees and sweep-out. Valid for 14 days. No hourly meter.

  3. 03

The box lands and we clear it

The dumpster is delivered before we start and sits on the property. We sort as we go — donations, scrap, recyclables, landfill — so most houses are done in a day or two.

  4. 04

    Broom-clean handover

Walk it with us, then the hauler takes the box. You get before/after photos and a donation receipt list for the estate file.

Why us

What you're actually paying for

The quote is the price

Flat rate by scope, quoted before we lift anything. No hourly clock, no tonnage surprise at the end.

The box comes to you

No dump runs, no loading a truck six times. One container on the property, filled once, collected once.

We sort, not just shovel

Donations, scrap, recyclables and landfill get separated. Less tonnage, less cost, and a receipt list for the estate.

Insured, and careful with the house

We carry insurance, we protect floors and doorways, and every job gets photos before and after.

Broom clean, not "close enough"

We sweep out. You walk the house with us before the dumpster leaves, so nothing gets re-opened later.

We say no to the right things

Hazardous waste, medications and personal documents don't go in our box. Knowing that is why realtors keep calling.

Questions

The things people ask before booking

How much does a cleanout cost?

Most single rooms land at $550–750, apartments at $800–1,200, and a full house at $1,800–2,800. Heavy or hoarding conditions run higher. The quote is flat and includes the dumpster, its tonnage allowance, disposal, sorting and sweep-out. The full price list has every category.

Do you pick up a single item?

Yes. Every pickup has a $150 trip minimum, then it's priced per item: a couch is $75–125, a fridge $100–175, a mattress $50–95, a dining chair $15–25. Multiple items at the same address go in one trip and get added together. Stairs and doorways are included, and the $550 minimum only applies to dumpster cleanouts. The single-item price list has every item.

Do you charge by the hour?

No. Hourly pricing punishes you for hiring a fast crew. We quote by volume and scope, so the number you agree to is the number you pay.

What's included in the price?

Labor, the dumpster rental and its tonnage allowance, disposal fees, sorting, donation drop-off, protection for floors and doorways, and the final sweep. Surcharges for items like mattresses or refrigerant appliances are listed in the quote up front.

Can I keep some of it?

Yes, and we'll help you separate it. We mark a keep area before we start and nothing in it gets touched. For documents, photos and jewelry we ask before anything leaves the room.

How long does it take?

A single room is usually half a day. A full house is one to two days. Hoarding jobs run longer because they're done room by room and at the occupant's pace.

What can't you take?

Paint, chemicals, fuel, propane, asbestos, medical waste, tires, lithium batteries and liquids. It's what the transfer station refuses, not a preference of ours. We'll tell you which county facility takes them instead.

Are you insured?

Yes. We're insured, and we protect floors, doorways and stair rails as we work. Ask before the job and we'll confirm the coverage details in writing.

Do you need a deposit?

Half up front on jobs over $500, or the dumpster paid directly by the client. That covers the container and the crew's day. It's refundable if you cancel with 48 hours' notice.
