Prices
Every price, published.
No hourly clock, no "call for a quote," no surprise fee on the day. The range below is the whole job: labor, the dumpster, disposal, sorting and the sweep-out. Your flat quote lands inside that range after we see photos.
Already have photos? Email them to us and we'll price it from those.

The price includes loading, the haul and the disposal. Stairs, doorways and curbside are all the same number — no stair fee. Same-week slots, and we text when we're on the way. Appliances need to be empty and disconnected, and fridges need the refrigerant pulled before they can go in the box.
Heavy conditions
Hoarding and packed houses
Priced after a walkthrough, because "hoarded" covers everything from a narrow path to the front door to a house nobody can enter. We work room by room, at the occupant's pace, and we don't narrate it to the neighbors.
| Condition | Price |
|---|---|
| LightWalkways clear, a few rooms affected | $1,000–2,000 |
| ModerateMost rooms, some access blocked | $2,000–3,500 |
| HeavyWhole house, access blocked, multi-day | $3,500–6,500 |
| SevereStructural or contamination involvement | $6,500–9,000+ |
Needles, sewage, drug-lab materials or blood aren't something we handle — those need a licensed biohazard contractor. We'll tell you who to call, and we'll still do the rest of the house.

Fine print, in plain English
What's in the price, and what isn't
Included
- The dumpster, its delivery and its collection by the hauler
- All the labor — you don't carry a thing
- 2–3 tons of disposal, depending on box size
- Sorting: donation, scrap and e-waste pulled out first
- Protection for floors, doorways and stair rails
- The final sweep, before you walk it with us
Not included
- Tonnage over the allowance — billed at the hauler's rate
- Hazardous waste, needles, tires, liquids, asbestos
- Permits, storage fees, repairs, or work outside the scope
- A second dumpster, unless you approve it first
If a load runs heavy we show you the hauler's receipt and bill it at cost. We don't mark up disposal, and we don't guess at it.
Why it's a range
How we price a job
Price tracks volume and weight, not hours. A 20-yard dumpster holds 20 cubic yards but only 3 tons — so a room full of furniture and a room full of tile are completely different jobs even though they look the same size.
Three things move you up or down the range:
- How much there is — rooms, garage, attic, yard
- How heavy it is — books, tile, dirt and appliances cost more to dump than couches
- How hard it is to reach — third-floor walk-ups, narrow stairwells, no driveway
Photos get you a flat quote the same day. The number in the quote is the number you pay — and if it comes in below the range, good.
Not sure which row you're in? The 60-second estimator gives you a ballpark before you call, and photos get you a firm number.
